Just prior to Christmas the Government announced a new set of laws and proposed changes, which increases the responsibilities of landlords for both social and privately rented properties, to ensure their properties meet certain standards at the beginning and throughout a tenancy.
As well as introducing increased controls and protection around fees and finances, there are a number that relate to safety and well-being, which are:
- The launch of a national database of rogue landlords and agents, to keep track of those that are renting out unsafe and substandard accommodation
- A comprehensive review of the rating system used by local authorities, to assess the presence of serious risks to the health and safety of occupants
- New, mandatory five yearly electrical installation safety inspections
If implemented correctly, then these will all make a significant difference to renters. In particular, relating to electrical safety, which brings these premises into line with commercial and public premises.
